Terms of booking a stay with us.

These Terms form a binding agreement between you (the Guest) and Pā Point Ltd (the Owner). By making a booking, you agree to be bound by these Terms, subject to your rights under New Zealand consumer law, including the Consumer Guarantees Act 1993 and Fair Trading Act 1986.

1. Pricing and Inclusions

All charges are expressed in New Zealand Dollars (NZD) and include Goods and Services Tax (GST). The nightly rate includes breakfast provisions and reasonable use of the property’s facilities.

Accommodation is provided for a maximum of two (2) guests.

2. Eligibility and Use

All guests must be at least eighteen (18) years of age. The property is provided for short-term residential accommodation only and must not be used for commercial activities, events, gatherings, or functions without prior written approval.

Unauthorised use, including exceeding occupancy limits or hosting visitors, may result in immediate termination of the booking without refund where permitted by law.

3. Payment Terms

A deposit of fifty percent (50%) of the total booking value is required to secure a reservation. The remaining balance will be charged to the nominated payment method seven (7) days prior to arrival.

Bookings made within seven (7) days of arrival require full payment at the time of booking.

You authorise Pā Point Ltd to charge your nominated payment method for any outstanding balances, incidental costs, minibar, or damage-related charges.

4. Cancellations and Refunds

Cancellations are subject to the following terms:

•       More than 30 days prior to arrival: full refund

•       30 days or less prior to arrival: 50% of total booking cost payable

•       7 days or less prior to arrival: no refund

Refunds will be processed to the original payment method. Payment processing fees that cannot be recovered by Pā Point Ltd may be deducted.

5. Check-In and Departure

Access to the property is via private, self check-in. Guests are encouraged to arrive before dark due to the rural location.

•       Check-in: from 3:00 PM

•       Check-out: by 10:00 AM

Alternative arrangements may be accommodated at the Owner’s discretion.

6. Conduct and Occupancy

Guests must behave in a respectful manner and comply with all reasonable instructions. Disturbance, nuisance, or breach of these Terms may result in termination of the stay.

Guest numbers must not exceed those confirmed in the booking (max 2). Additional charges or eviction may apply where this condition is breached.

7. Property Rules

•       No animals are permitted on the property. The cabin is situated on a farm and the introduction of pets or other animals may disturb livestock and the surrounding environment.

•       Guests are asked to stay in the immediate area surrounding the cabin. Please respect all ‘Private’ signs and do not enter paddocks or other areas of the farm property.

•       Smoking is strictly prohibited anywhere on the property. If there is evidence of such, including a smoke odour, you will be charged a fee of $400.00 to cover the cleaning of curtains and soft furnishings.

•       No parties, events, or overnight visitors without prior written consent. Brief visits for the purpose of dropping off or picking up guests are permitted.

8. Photography and Commercial Activity

Personal photography, including for social media use, is permitted. Any commercial photography, filming, or content creation requires prior written approval from Pā Point Ltd.

9. Damage, Cleaning and Additional Charges

Guests are responsible for any loss, damage, or breakage occurring during their stay. You agree to promptly report any damage.

Where repair, replacement, or additional cleaning is required beyond ordinary use, Pā Point Ltd may charge reasonable costs to your nominated payment method.

For longer stays additional mid-stay cleaning and linen services are available by arrangement, and may incur additional costs.

10. Safety and Use at Own Risk

The property is situated in a natural rural environment and may present hazards, including uneven terrain and elevated areas. Facilities are used at your own risk.

Features such as the wood burner must be operated safely and under supervision. The external ladder is for living roof maintenance purposes only and must not be used by guests.

11. Liability (New Zealand Law)

Nothing in these Terms excludes or limits any rights or remedies you may have under the Consumer Guarantees Act 1993 or other applicable law.

To the extent permitted by law, Pā Point Ltd is not liable for:

  • Loss of personal property

  • Indirect or consequential loss

  • Injury or damage arising from risks inherent to the property environment

You agree to take reasonable care for your own safety and that of others.

12. Privacy

Pā Point Ltd collects and holds personal information for the purpose of processing bookings, communicating with guests, and meeting legal obligations. Information will be handled in accordance with the Privacy Act 2020 and will not be disclosed to third parties except where required by law, local authority requirements (including resource consent obligations), or when necessary to provide services (e.g. payment processing).

13. Electrical Outages and Backup Power

The property is equipped with backup power to maintain essential services in the event of an electrical outage. To preserve backup power for as long as possible, certain high-consumption amenities will be automatically switched off during an outage, including underfloor heating and hot tub heating. The hot tub may still be used during an outage, however guests should be aware that the water will not be actively heated. Guests are asked to use power conservatively during any outage period. Where possible, Pā Point Ltd will aim to notify guests by text message in the event of a power outage, as the backup battery may mean guests are unaware an outage has occurred. Pā Point Ltd will not be liable for any inconvenience resulting from a reduction in available amenities during an outage.

14. Force Majeure

Pā Point Ltd shall not be liable for any failure or delay in performing its obligations where such failure is due to events beyond its reasonable control, including but not limited to severe weather, natural disasters, utility failures, or government restrictions (“force majeure events”). In such cases, Pā Point Ltd will notify guests as soon as reasonably practicable. Guests will be offered the option to reschedule their booking or receive a full refund of any amounts paid. Nothing in this clause limits any rights you may have under applicable New Zealand law.

15. Right to Decline or Cancel

Pā Point Ltd reserves the right to refuse or cancel any booking. Where Pā Point Ltd cancels a booking other than due to guest breach of these Terms, a full refund will be provided.

16. Dispute Resolution

In the event of a dispute arising from these Terms or a stay at the property, both parties agree to first attempt to resolve the matter in good faith through direct communication. If a resolution cannot be reached, either party may refer the dispute to the Disputes Tribunal or such other appropriate dispute resolution body as may apply.

17. Website vs Booking Platform Note

Where a booking is made via a third-party platform (e.g. Airbnb or similar), these Terms apply in conjunction with the platform’s terms. In the event of inconsistency, mandatory platform requirements and applicable law will prevail.
